Job Summary

Responsible for lease and property obligations to landlords for all retail store locations. Negotiates lease agreement terms with landlords (ex: rent, maintenance, terms, etc.), as well as cost reductions upon lease renewal. Maintains property and lease database/software and lease files.

Essential Duties and Responsibilities

  • Manages the lease administration of more than 200 owned, leased, and tenant properties.
  • Manages the relationships between landlords, facilities, retail and tenants.
  • Mitigates facility or property issues such as financial, insurance, legal and maintenance. Serves as the primary contact for maintenance issues for leased properties.
  • Advocates on part of the Company to ensure lease terms are followed and that BGC receives all benefits guaranteed in the agreement.
  • Obtains landlord approval for remodels (or smaller scope projects) of leased properties or facilities, and maintains communications between landlords and facilities through the entirety of projects.
  • Makes miscellaneous requests to landlords from retail (ex: parking lot tent sales, nuisance issues, etc.).
  • Manages facility maintenance issues by ensuring the completion of the repair/replacement process and determining which party is responsible according to the lease.
  • Provides retail reporting with monthly rent projections used to calculate store performance report. Provides other lease administration-related information to respective business areas as needed.
  • Assists with presentations and provides information to the Real Estate Committee such as lease and tenant renewal information, changes or violations of lease agreements, and other updates or needed approvals.
  • Assists risk management regularly with landlord information for insurance claims.
  • Reconciles financial accounts monthly. Calculates, communicates and processes payments for percentage rental properties as required by existing lease agreements.
  • Processes CAM, tax, insurance and any miscellaneous billings as needed. Maintains monthly tenant rent receivables and calculates budgets.

Knowledge, Skills and Abilities

  • Advanced knowledge of real estate and lease properties management.
  • Intermediate mathematical skills.
  • Intermediate knowledge of Microsoft Office applications including Excel, Access, Word, Outlook and PowerPoint.
  • Intermediate knowledge of SAP reporting and transactional applications.
  • Ability to maintain confidentiality regarding sensitive information.
  • Ability to comprehend, interpret, and analyze information.
  • Ability to prepare reports and business correspondence.
  • Ability to research information, establish facts and draw valid conclusions.
  • Ability to learn new technology systems, methods and processes.
  • Ability to reason, form concepts and recognize and solve problems.
  • Ability to show information in presentation or diagram form.
  • Ability to communicate effectively in written and verbal form.
  • Ability to work flexible schedules including nights, weekends and holidays.
  • Ability to travel to off-site and out-of-town locations with possible overnight stays.
  • May be required to drive in accordance with the BGC Driver policy.

  • Must be attentive to potential hazards and remedy or place appropriate warning signs or devices around or near the hazard as soon as is reasonably possible.
  • Must report any potential hazards that cannot be immediately remedied to a supervisor.

 

Education, Experience, and Qualifications

  • Bachelor’s Degree and four or more years of related experience; or an equivalent combination of experience and/or higher education required.
  • Partners must be 21 years of age or older to drive for Company business in accordance with the BGC Business Driver Policy.

  • Occasionally required to drive.
  • Attendance at work required.

Work Context and Environment

  • Work is generally performed in an office environment with occasional visits to existing lease locations.  
  • Quiet to moderate noise level.
