Job Summary
Works with senior management to accomplish Company growth initiatives through activities such as land purchases, acquisitions, and lease assumptions. Conducts on and off-site assessments and analysis, works closely with Facility Services on store development initiatives, and assists the Lease Administration Management team with lease agreements and landlord negotiations.
Essential Duties and Responsibilities
- Conducts on and off -site assessments and analysis of potential property and store acquisitions.
- Leads negotiations involving the purchase or leasing of stores, properties, and furniture, fixtures, and equipment (FFE).
- Negotiates the disposition of closed stores and other Company-owned properties.
- Works with corporate legal staff in drafting and revising legal documents regarding real estate transactions.
- Works closely with the Lease Administration Management team in the negotiations of leases, lease renewals, and other related documents. Assists with tenant and landlord matters as needed.
- Coordinates with third parties on market and sales studies, as well as other assessments related to store growth initiatives.
- Assists in developing real estate presentations and obtaining corporate approval for real estate purchases, sales, and leases.
- Researches existing real estate and legal agreements and proposals to identify and address restrictive activities, zoning and platting, property obligations, and other technical real estate matters.
- Coordinates with other retail support areas such as Finance, Fuel Services, and Facility Services on real estate proposals and approved transactions.
- Searches for real estate sites needed for company purposes.
- Regularly meets with and develops relationships with area brokers and developers.
Knowledge, Skills and Abilities
- Advanced lease and commercial real estate contract negotiating and drafting skills.
- Advanced financial and business acumen.
- Advanced mathematical skills.
- Intermediate knowledge of Microsoft Office applications including Excel, Access, Word, Outlook and PowerPoint.
- Intermediate knowledge of SAP reporting and transactional applications.
- Experience working with zoning approvals, environmental site and asbestos assessments, boundary and topographical surveys, and subdivision plats.
- Ability to leverage technology to seek and acquire property.
- Ability to communicate effectively in written and verbal form.
- Ability to maintain confidentiality regarding sensitive information.
- Ability to research information, establish facts and draw valid conclusions.
- Ability to prepare reports and business correspondence.
- Ability to show information in presentation or diagram form.
- Ability to learn new technology systems, methods and processes.
- Ability to comprehend and interpret information.
- Ability to frequently travel to off-site and out-of-town locations with possible overnight stays.
- Ability to work flexible schedules including nights, weekends and holidays.
- May be required to drive in accordance with the BGC Driver policy.
- Must be attentive to potential hazards and remedy or place appropriate warning signs or devices around or near the hazard as soon as is reasonably possible.
- Must report any potential hazards that cannot be immediately remedied to a supervisor.
Education, Experience, and Qualifications
- Bachelor’s Degree and seven or more years of related experience; or an equivalent combination of experience and/or higher education.
- Partners must be 21 years of age or older to drive for Company business in accordance with the BGC Business Driver Policy.

Work Context and Environment
- Must be willing to travel extensively within the BGC network of stores and potential growth areas.
- Must reside within the BGC regional area of store operations.
- Work will be primarily in the field up to 75% of the time or more and will be required to be in the office when needed for meetings, updates and reviews.
- Quiet to moderate noise level.
